This stunning large house is getting a major revamp  to evoke a relaxed spa-like calmness.   We're embracing the stunning trees and nature around us, to provide a tranquil retreat away from it all.
 
With 16 bedrooms, 14 bathrooms (most of which are ensuite) three large lounge areas and a conservatory that's perfect for meals and games, there's plenty of space to enjoy time with friends, family, loved-ones and colleagues.

The price displayed is for 23 people, based on guests sharing nine bedrooms and nine bathrooms. For larger groups, there is a supplement for each individual up to a maximum of 40 guests. (and more bedrooms/bathrooms will be opened as required). This large house, is spread over four floors and while it will take a little while to find your way around, before long you’ll feel right at home.

Holly House is a truly stunning house that’s designed for enjoying time together in a relaxed space.  And the number of bedrooms used can be adapted to accommodate your group size, the minimum number of people is 23 (and that's what we price for), additional guests are charged per person up to a total of 38 people.  
 

This a truly a flexible property - we do host weddings (and have a wedding license), you can have an event (we will need to know who is coming and how many people, additional fees apply when more than 23 people are staying and non-staying guests) and we’re ideal for corporate get-aways.

 

Finally - this is not a property for boisterous parties.  But, if you’re a group looking to connect, talk relax and have fun together.  With that in mind - we do have a noise management protocol in place and more details are contained the security section.

The large house, is spread over four floors and while it will take a little while to find your way around, but before long you’ll feel right at home.

One the ground floor there are two living rooms with large TVs, an enormous dining conservatory that serves as dining area or an event space (with prior approval). There’s also a billiards room

Equipment provided includes: oven, stove top, coffee machine, microwave, toaster, two kettles, fridge, freezer, two dishwashers.  All items in this kitchen are catering kitchen quality and ideal for large groups and outside caterers.

FIRST FLOOR
On the first floor there are nine bedrooms and bathrooms, and it’s in the bedrooms where the major changes are taking place.  If you are a group of 23 people, these bedrooms will be left open for you, the vast majority of beds on this floor can be configured either as Super king bed two single beds: 

  • The Ash Room (sleeps 2 to 3 people) - Super king (or twin singles) plus an additional single bed with an en-suite shower room

  • The Maple Room (sleeps 2 people) -  Super king (or twin singles) and en-suite shower room

  • The Cedar Room (sleeps 2 people) - King bed and en-suite shower room

  • The Spruce Room (sleeps 2 people) - Super king (or twin singles) and en-suite shower room

  • The Oak Suite (sleeps 2 to 3 people) - Super king (or twin singles) with an additional single bed and en-suite bathroom

  • The Sycamore Suite (sleeps 2 to 3 people) - Super king (or twin singles) plus an additional single bed and an en-suite bathroom

  • The Weeping Willow  (sleeps 2 people) - Super king (or twin singles) and en-suite shower room

  • The Pine Tree  (sleeps 2 people) - Super king (or twin singles) – shared shower room

  • The Beech Tree (sleeps 2 people) - Super king (or twin singles) – shared shower room

And 

  • The Garden Room (outside) (sleeps 2 people) -  Double bed and en-suite shower room

If you want to have single-occupancy in bedrooms, there will be additional fees associated with opening additional bedrooms - as obviously our costs change in this situation).

There is a total of 14 bathrooms, spread over three floors.  Many are en suite bathrooms (please see bedroom breakdown) and either have showers or baths.

In addition to the billiards room - downstairs from September 2025 we have installed a cinema room with large screen TV that can be used for the PS4 (kid’s will love it) and Karaoke.  Alternatively, it’s another area for rest and relaxation.

Accessibility

This property is not suitable for individuals with limited mobility.   While there is one bedroom on the ground floor, all bathrooms and remaining bedrooms are on the first floor.  

​

We have included the following elements to make it easier to manage within the properties.  

  • The doors and door surrounds are in a different colour to walls to make them easy to see. ​

  • Each bathroom and bedroom has an easy to read sign on the door outside.

  • The external exits have visible/lighted exit signs. 

  • Location floor plans are positioned on the back of each bedroom door.

  • All taps are clearly marked as hot or cold water.

  • All staircases have hand rails.

  • All internal steps are in a different material to the surrounding flooring so that they are easy to see. 

  • Covers for the mirrors are available upon request.

Location

Holly House stands at the end of a long private road (it is a bit bumpy getting up to the house) on the outskirts of Belper.  It's possible to walk into the town centre which is just 1.5 miles from the high street.  And if you walk in the other direction you're straight into the Countryside. 

 

Closest country pub?  The Hanging Gate in Shottlegate is 0.8 miles from the property, and easy walk downhill walk (Uphill on the way back!) 

 

In the local area there's plenty to do.  The Peak Disitct National Park is a stones-throw away, and we're surrounded by attractions, outdoor activities and stately homes.  Once you've made a reservation, you'll get access to our online guide so that you can plan your stay in advance.

Booking Information

When booking, the base price is for 23 people.  Each additional guest between 24 and 38 is charged at £75 per person per night, based on shared occupancy. 

Single occupancy of rooms attracts additional fees equivalent to two-person occupancy.

There are additional fees associated with the following:

  • Hot Tub Fee (all year) - £100

  • Swim spa use (April to October only) - £250

  • Arctic cabin - £30.00
