You can book directly through our website by choosing your preferred property, entering your arrival and departure dates, and adding the number of adults, children and pets in your group.

Our booking system will then show live availability and pricing. Once you are happy with the dates, property and price, you can complete your booking online.
If you are not sure which property is best for your group, please contact us and we will be happy to help.

Booking direct means you are booking with us rather than through a third-party platform. This gives you access to our direct booking prices, clearer communication before your stay, and direct support from our team.

Prices vary depending on the property, dates, length of stay, group size and any optional extras added to the booking.

Peak dates such as school holidays, bank holidays, Christmas and New Year are usually higher than quieter midweek or low-season dates.

Some of our larger properties have pricing based on a set number of guests or bedrooms, with additional charges if more guests or bedrooms are required.

For an exact price, please enter your preferred dates and group size into the booking system. This will show the live price before you book.

Prices can change until a booking is confirmed. A booking is only secured once the required payment has been made and the booking confirmation has been issued.

If we send a quote, we usually recommend booking promptly if you are happy with it, as prices and availability may change.

For direct bookings, our usual payment schedule is:
A 5% deposit is due at the time of booking.
A further 25% payment is due nine months before arrival.
The remaining balance is due three months before arrival.

For bookings made within three months of arrival, the full balance may be due at the time of booking.

For direct bookings, there is a 48-hour cooling-off period after booking. If you cancel during this period, we will refund payments made, less a 5% administration charge.

After the 48-hour cooling-off period, payments are non-refundable.

If you cancel and we are able to re-let your dates, we will refund the amount recovered from the replacement booking, less a 10% administration charge. Refunds are processed after the original stay dates.

We strongly recommend that all guests take out suitable travel insurance.

Date changes may be possible more than 12 weeks before arrival, subject to availability and any difference in price.

Within 12 weeks of arrival, date changes are only possible if we are able to re-sell the original dates.

Please contact us as soon as possible if you need to discuss changing your booking.

Yes. A security deposit is usually taken as a card pre-authorisation before arrival.

This is not normally taken as a payment unless there is damage, missing items, excessive cleaning, breach of house rules, or other charges following the stay.

The pre-authorisation is released after departure, once the property has been checked.

Standard check-in is from 3pm.
Standard check-out is by 10am.

Early check-in or late check-out may be available by prior arrangement, for a fee, depending on other bookings and cleaning schedules. This cannot usually be confirmed until close to the arrival date.

Dogs are welcome at selected dog-friendly properties only.

Dog-friendly options include Standlow Farm and the Stainsborough Hall cottages. Dogs are not permitted at every property, so please check the property details before booking.

Dog fees and maximum numbers apply.

Visitor policies vary by property.

Overnight guest numbers must not exceed the number agreed on the booking. Day visitors are only permitted by prior written agreement.

For larger celebrations, events or wedding-related stays, please contact us before booking so we can confirm what is possible at the property.

Yes, many of our properties are suitable for hen weekends, stag weekends, sten parties, birthdays, anniversaries and family celebrations.

We ask all groups to be respectful of the property, neighbours and house rules. Outdoor amplified music is not permitted, and quiet hours apply overnight.

If you are planning anything more than a standard self-catering stay, please let us know before booking.

Yes. Our larger properties can work well for corporate retreats, team away days, leadership meetings and relaxed off-site stays.

We can provide practical information about layouts, local suppliers and optional extras such as private chefs, activities or wellbeing sessions.

We are a small family-run business and usually respond during office hours, Monday to Friday, 9am to 4pm. Email is often the best way to reach us, especially when we are on site at the properties.

Guests will receive relevant arrival and contact information before their stay.

Once your booking is confirmed, you will receive confirmation details by email.

Before your stay, we will send further information about arrival, access, house rules, what is provided, what to bring, and any optional extras you have added.

For larger group stays, we may also ask for guest information, room requirements or other details to help us prepare the property properly.
